The different options which enable tenants to move

There are five main ways in which tenants can move to a different property:

Nomination System:
If a tenant is overcrowded or has medical problems, they can be 'nominated', put forward, to the local authority, another housing association, or both, for re-housing. If the local authority or housing association accepts there is a need for rehousing, a more suitable property could be offered. To allow WHA to nominate a tenant, the rent account must be clear, with no outstanding recharges and the property must be in good decorative order.

Transfer Scheme:
This scheme is for tenants who want to move within WHA's properties for a particular reason. This could be because of health problems, overcrowding, or the present property could now be too large. The tenants rent account must be clear, with no outstanding recharges and the property must be in good decorative order.

Mutual Exchange:
This is ideal for tenants who do not have any housing problems, such as overcrowding or health problems, but wish to move. The scheme involves a straight forward exchange of properties by two or more housing association or council tenants. This could be in any part of the country. To help tenants to locate someone to exchange with, details can be put on the board at the housing department at your local council offices.
Tenants need permission from their landlord to proceed with a mutual exchange. The rent account must be clear, with no outstanding recharges and the property must be in good decorative order.

HOMES Schemes:
The Housing Organisations' Mobility and Exchange Services (HOMES) operate a mutual exchange scheme which is not only for local moves, but also nationwide exchanges. Tenants need permission from their landlord to proceed with a HOMES exchange. The rent account must be clear, with no outstanding recharges and the property must be in good decorative order. Buying your Home:
WHA operate a scheme offering financial assistance to tenants living in certain type of property to buy their own home. The tenants rent account must be clear, with no outstanding recharges and the property must be in good decorative order. Contact your Housing Officer for further information.

Homebuy:
Homebuy is a new government scheme to help you buy your home, you pay 75% the government pay the rest. You must be free of rent arrears, have an income to support the mortgage, not have received Housing Benefit within the last year and be a first time buyer. If you meet all of these and want more information please contact your Housing Officer who will put you in contact with the organisation managing the scheme in your area.

To ensure fairness WHA uses a points system to work out the priority for re-housing and homes are offered to tenants in the greatest need. Tenants willing to move to any area may find the wait for another home shortened.
